Property Investment Analysis (PIA) Software.

 
 

The Somersoft Investment Analysis (PIA) program is an internationally acclaimed tool for savvy property investors. It will analyse the capital growth, cash flows, and tax implications for any investment property and provide instant feedback on the projected after-tax cost and rate of return.

The software has been developed by Ian Somers a former research scientist with more than 20 years of experience in mathematical modelling and computer software design. In collaboration with his wife Jan, he has written this essential decision making tool which makes difficult property investment calculations easy to do and easy to understand. Even novice property investors can find the answer to virtually all of their questions with just a few clicks of a mouse and the entry of a few key variables.

On the market since 1988, PIA has become an industry standard in both Australia and New Zealand, and is currently being used by thousands of property investors.

The software will compute cash flow projections for up to 40 years and has facilities for changing more than 100 variables including property price, rent, capital growth, inflation, deposit, loan type, etc. The internal rate of return (IRR) and the cost-per-week are recalculated automatically whenever a change is made.

PIA Personal Professional – PIAFpu (Fpu = For personal use) – This version of the program is designed specifically for investors and comes as software only, has a single-user license, and is restricted to personal use.
 
PIA Professional – PIAPro (Pro = Professional) – This version is designed for industry professionals who want to use PIA to help investors understand all the benefits and implications of investing in property. This version has all the analytical features of the PIA Personal Professional plus additional client-related features (e.g. client detail fields and professional disclaimers in any generated reports). Allows you to specify and distinguish between current taxable and net income, taking into account any tax rebates and non-cash deductions. 
Living Expenses 
A template that allows you to estimate how much money you need to put aside for essentials so that you can work out your capacity to invest.

A facility for examining the tax implications for the specific investor and investment property. 
Tax Variation
Calculates the appropriate information used when applying to the Taxation Department for a variation in PAYE tax instalments.
Loan Types

Home loan analysis
